What is guaranteed rent?
Guaranteed rent is an arrangement where a company leases your property for a fixed term and pays you an agreed rent every month, whether or not the property is occupied. The company takes on the tenants, voids and day-to-day running, and you receive one predictable payment.
Do I pay any fees?
No letting fees or commission come out of your rent. The figure in your lease is what you receive.
Which areas do you cover?
All twelve Midlands counties: West Midlands, Staffordshire, Warwickshire, Worcestershire, Shropshire, Herefordshire, Leicestershire, Nottinghamshire, Derbyshire, Northamptonshire, Lincolnshire and Rutland.
How has the Renters' Rights Act changed things?
From 1 May 2026 most private tenancies in England became assured periodic tenancies and section 21 ended. Lettings to companies are excluded from that regime, which is why many landlords now look at company lets and guaranteed rent.
How long are the leases?
Usually one to five years, agreed with you before the lease is drafted.
Is there any obligation?
No. The valuation visit and written offer are free, and you decide whether to go ahead.
